Several solutions are possible:
The Promoter
He takes the initiative in real estate projects held for sale. He chooses, directs and coordinates all construction professionals to deliver real estate projects of any nature, including apartment buildings and detached housing or residential areas.
You then get a service keys in hands price and delivery guaranteed, the developer being responsible for all legal transactions, administrative and financial.
You will sign before a notary sales contract in the future completion (VEFA) commonly called "sales plan" that provides all legal guarantees.
The plan sale
The off-plan contract is a contract by which the seller (developer, client until receipt of the work) transfers immediately to the buyer's land rights and ownership of existing buildings.
You will own the constructed works, as and when they are completed, and you pay the price depending on the progress of work.
Staging your will spread For example:
Maximum of 35% of the price upon completion of foundations
70% maximum in the setting out of water
95% up to the completion of the building
5% at the reception

Guarantees
The off-plan is regulated by the Law of 3 January 1967. It provides in particular:
The guarantee of perfect completion, one year validity, and is about the disorders observed in the reception of the building or in the year of receipt.
The guarantee of proper operation, valid two years and regarding hidden defects of equipment separable body of the book.
The ten-year warranty that covers damage for ten years which may affect the strength or the use to which the building is intended.
This is the most protective contract for the buyer. The Promoter also provides a bank guarantee. The signing of the deed of sale is preceded by a reservation contract in which we propose a firm and final price.
